Naples beachfront condominium ownership spans four distinct settings: the gated Bay Colony towers in Pelican Bay; the established Park Shore and Moorings towers along Gulf Shore Boulevard North; Coquina Sands and the Old Naples beach blocks; and a new generation of ultra-luxury beachfront construction. Price per square foot, unit size, building age and association structure differ sharply across them.
Recorded 2026 closings illustrate the range: a Pelican Bay penthouse set a Naples condominium resale record at about $3,182 per square foot, while established Moorings residences have traded around $1,600–$1,700 per square foot, and new beachfront construction is asking above $3,000 per square foot at the top of the market. Figures are as last publicly reported and are context, not appraisals.

Old Naples & downtown
South of the Moorings, Old Naples trades high-rise height for walkability: the beach blocks, Third Street South and Fifth Avenue South are reachable on foot, and most product is low-rise condominium, townhome or single-family. The newest downtown residences, such as The Avenue on Fifth Avenue South, are asking roughly $1,950 per square foot (computed from published price and size), well below the top of the beachfront market, in exchange for street life rather than Gulf frontage.
